The most important advantage available for home buyers today is the emergence of highly skilled real estate professionals who specialize PRIMARILY ON BEHALF OF BUYERS in real estate transactions. Unlike traditional agents, these “Buyer’s Agent” specialists are hired to locate, research, negotiate, and close the best possible deal on behalf of the home buyer, NOT the home seller. 

Historically, as a result of the common law of AGENCY, real estate agents, whether selling or buying, have traditionally represented the seller and are obligated to sell a home at the highest price possible. As a home Seller, this is what you expect, hire and pay a Real Estate Agent to do.

HOWEVER: As a result of recent changes in Agency law within several states, including Colorado, you may now engage the services of a Real Estate professional as your Buyer’s Agent to represent YOU THE BUYER during the search, information gathering, selection, negotiation and purchase process. As your Buyer’s Agent, my motivation is to act on your behalf and save you time, money, and stress finding the home which meets your requirements. Best of all, since the commission is still typically paid by the Seller, as your Buyer Agent REALTOR my services are usually free to you.

CHANGING TIMES

When you sell a home, the savvy decision is to hire a top Realtor to market and sell you home (a “traditional agent”). Now, shrewd Home Buyers are choosing not to work with “traditional agents” but are hiring their own Buyer’s Agent specialist. Working for you, as your Buyer’s Agent REALTOR I will:

  • provide the insight to the local communities you need for making relocation decisions.
  • research the total Metro Denver market for the property you want.
  • evaluate the condition and true market value of a property you select.
  • prepare a contract for the purchase of your selected property
  • negotiate the lowest price and best terms possible.
  • manage all the various details through a successful closing of the transaction.
As your Buyer’s Agent REALTOR, I can do what traditional agents can’t. I can probe for seller motivation, research comparable properties, point out defects, find out the price originally paid by the seller, and share any information I have about the seller to help you negotiate the best deal possible. I will be your full time advocate, researcher, advisor, confidant, negotiator, and local community expert.

As your Buyer’s Agent I will bring an experienced eye for a critical appraisal of homes you are interested in. I will point out defects, recommend inspections, fully disclose the property history and negotiate accordingly on your behalf. Community expertise and property insight can be critical for preventing bad housing decisions.

Once you select a specific property, I will research comparable properties, the price originally paid by the seller, and probe for seller motivation. The insight I can gain from my network of agent members on local property values is invaluable. Understanding the market value for a prospective new home is essential for price negotiation. NEW CONSTRUCTION

Builders and developers all use their own contracts with different terms and fine print. While builders are wary about negotiating price due to the impact on other sales in a development, they do have room to bargain on amenities. Adding amenities while negotiating price is an essential skill I can provide to you.

First time home buyers are prime candidates for the services of a Buyer’s Agent. As your Buyer’s Agent , I can be an invaluable resource for tapping into the Federal, State and Local financial assistance programs available for first time home buyers.

  • Seller's Agent*: A seller's agent works solely on behalf of the seller and owes duties to the seller which include the utmost good faith, loyalty and fidelity. The agent will negotiate on behalf of and act as an advocate for the seller, The agent must disclose to potential buyers or tenants all adverse material facts about the property actually known by the broker. A separate written listing agreement is required which sets forth the duties and obligations of the broker and client.
  • Buyer's Agent*: A buyer’s agent works solely on behalf of the buyer and owes duties to the buyer which include the utmost good faith, loyalty and fidelity. The agent will negotiate on behalf of and act as an advocate for the buyer. The agent must disclose to potential sellers all adverse material facts concerning the buyer's financial ability to perform the terms of the transaction and whether the buyer intends to occupy the property, A separate written buyer agency agreement is required which sets forth the duties and obligations of the parties.
  • Transaction-Broker: A transaction broker assists the buyer or seller or both throughout a real estate transaction with communication, advice, negotiation, contracting and closing without being an agent or advocate for any of the parties.   A transaction broker must use reasonable skill and care in the performance of any oral or written agreement and must make the same disclosures as agents about adverse material facts concerning a property or a buyers financial ability to perform the terms of a transaction and whether the buyer intends to occupy the property. No written agreement is required.
  • Customer:  A customer is a party to a real estate transaction with whom the broker has no brokerage relationship because such part has not engaged or employed the broker, either as the party's agent or as the party's transaction broker.
  • Client: A client ia a party to a real estate transaction with whom the broker has a brokerage relationship because such party has engaged or employed the broker as either an agent or a transaction-broker.
